Method of Sale

There are two methods of sale to consider and weighing up which one is right for you can be

A public sale of property in which the highest bidder at or beyond your reserve price secures the property. To sell via auction is a cash unconditional contract with no cooling-off period.

Private Sale

  • Opportunity to negotiate with all interested parties

Timing and Pricing

The first few weeks of your home being presented to the market is the most crucial time of your sales campaign. During this time, your property will see the majority of buyer activity from active buyers in the market place. Fixed Price

Informs prospective buyers of a solid price that will secure the property, however negotiating with a buyer above the fixed price is limited.

Price Range

Offers buyers a guide of the price that you, the vendor, would seriously consider and allows a buyer to present you with an offer at the level in which they see value in your home.

Offers Invited or Price by Negotiation

Takes the element of price away, placing greater emphasis on the home and its valued features. This method invites offers from buyers at the price level where they are seeing value and gives you the chance to receive offers at a much higher level than the guide price indicated in other methods.

Price On Application

Is typically used for properties that sit at the upper end of the market. No price is advertised and requires interested parties to contact the agent to discuss the vendor’s expectations on price.

Professional photography is vital to a successful marketing campaign. We are committed to providing the very best images to interest potential buyers. The following is a helpful checklist of how you can assist the process:

Inside helpful tips

  • De-clutter and remove any extra furniture that may make a room look too small
  • Clear kitchen counter tops, put all dishes, sponges, cleaning equipment away and take items off kitchen window sills
  • Remove all of your fridge magnets
  • Remove excess books or magazines from tables
  • Remove towels, mats & toiletries from the bathroom, including all shampoo bottles from the shower
  • Make all beds immaculately
  • Remove any visible items from beneath beds
  • Conceal all electrical cables where possible
  • Make sure all of your light globes work and wherever possible, try to use the same type of globe

Outside helpful tips

  • Put your car(s) in the garage or on the street
  • Move the bins out of view
  • Have your lawns freshly mowed
  • Hide any garden tools, hose, empty pots or dead plants
  • Remove basketball ring, bikes, cars, etc. from driveway
  • Take all washing off the line
  • Make sure the pool is free of leaves and that your pool vac is stowed away out of the pool
  • Rake or remove leaves from patios or outdoor entertaining areas
  • Make sure all of your outdoor lighting is in working order and that all globes work

Preparing your Home for Sale

Once you give us the green light to start marketing your home for sale, we will promptly engage the services of our photographer. Consider whether ‘Day’ or ‘Dusk’ photography would be best suited to your property?

Suggestions

  • Add a nice vase of flowers and fill your fruit bowls.
  • Set your dining table as if you were having a dinner party
  • 3rd or 4th bedrooms, laundry and inside the garage are rarely photographed, so use these areas to place all unwanted items until after the photo-shoot
  • Set your outside table for a BBQ or stage a bottle of wine and some glasses
